Why Use a Real Estate Professional

Sellers

Many sellers weigh the option of whether or not to use a Realtor®. Some sellers choose to take on the daunting task of selling a home on their own, hoping to save money. Real estate transactions involve one of the biggest financial investments a consumer can make in their lifetime. With the potential hidden costs and significant downside risks of selling your own home, it is sensible and most often less expensive in the long run to obtain the professional assistance of a Realtor®. Real estate professionals can assist sellers with the pricing, marketing, security, repairs, disclosures, negotiating/re-negotiating, and the closing of your home.

Real estate professionals help sellers by assisting them to price their property correctly. If a home is priced too low, the consequences are obvious. If a home is priced too high, it might sit on the market for months, if not years, with expenses accruing while the homeowner waits for a sale. Sellers must take into consideration the most current sales information regarding real estate properties in the neighborhood including current sold prices, listing prices, physical conditions, financing terms, and other relevant data. A Realtor® can provide the average square foot costs of similar homes, median and average sale prices within the area, the average days on the market, and the ratios of list-to-sold prices so that a seller can make a more informed decision.

Real estate professionals help market your home not only to other real estate agents, but also to the public. The choice of media and the frequency of advertising depend a lot on the home and specific market. A qualified real estate professional will know when, where, and how to advertise your property.

Realtors assist sellers with home security while their home is being marketed to the public. Not only do Realtors manage open houses to keep the property secure, they also prescreen prospects, filter phone calls, and provide suggestions to sellers so that they can make their home more secure during showings.

A Realtor® can help with the negotiation process as well by objectively evaluating every buyer’s proposal without compromising your market position. If bid proposals are outside of the listed price, the seller will be aware of what choices are available in the market. The initial agreement is only the beginning of a process of appraisals, inspections, and financing. A Realtor® can help write a legally binding, win-win agreement that will be more likely to make it through the process.

Realtors can also help close the sale of your home. Between the initial sales agreement and the closing agreement, questions may arise. Unexpected repairs are sometimes required to obtain financing, or a concern with the title could potentially be uncovered. Your real estate professional is the best person to objectively help you resolve these issues and move the transaction to settlement. The real estate professional will coordinate the process of inspection, appraisals, and financing so closing will happen efficiently, and without unexpected delays.

Buyers

Buyer's Agents Work for the Buyer and Not the Seller. Done correctly, a buyer's agent's job is to put the buyer's interests ahead of the agent's, to disclose all material facts, keep the buyer's information confidential, provide the buyer with sufficient information to purchase a home and expertly negotiate on the buyer's behalf.

In the past, one of the main advantages of using an agent was that an agent could find potential homes for you by searching MLS, a database of all houses for sale that are listed by other agents. But this is not the big advantage that it used to be, since in most areas you can now search MLS on the Internet yourself.

Here are some of the services you can expect to get from a buyer's agent that you might not be able to obtain on your own. Apart from hearing about listings before homes are available to the public, agents can:

  • Provide comparable sales from the tax rolls.
  • Provide sales data from MLS based on map searches.
  • Pull property profiles reflecting sales history, property data, demographics and neighborhood services.
  • Obtain a copy of the home's historical documents.
  • Run reports on listing agent's list-price to sales-price ratios.
  • Suggest pricing strategy to help you avoid paying too much for a house.
  • Prepare a strong offer that presents the buyer in the best light based on market demands and agent interaction / networking.
  • Review of documents for loopholes and obtain disclosures.
  • Provide a buffer between you and the seller's agent.
  • Handle negotiations

By law, a Designated Buyer's Agent must “promote the interests of the buyer with the utmost good faith, loyalty and fidelity” and MUST “protect the buyer’s confidences…” Better still: In most cases, no out of pocket cash is required for you to obtain the services of a Designated Buyer’s Agent. The agent’s fee is paid from the transaction, and usually comes directly from the seller’s side!
